Saray Residenz: Housing that meet the highest demands

In 2020, a luxury three-family condo with an underground parking garage, lift, fitness and wellness area, and breathtaking views of the Alps, was erected on a beautiful hillside location, formerly a vineyard. There are two spacious 3 ½ bedroom apartments on the ground floor, each with a large terrace and exclusive living environment. The 5 ½ bedroom apartment on the top floor is sheer luxury, with its breathtaking frameless, full height glazing, spacious and modern kitchen with dining area, not to mention the large roof terrace with its infinity pool – a real head-turner. The attic level has two single rooms with their own bathroom and dressing room, as well as a master bedroom, which also has a large dressing room and en-suite bathroom. The stunning views can be enjoyed to their fullest on the wraparound roof terrace, with jacuzzi.

The customised shading system was developed working closely together with the architects. That is how, for example, we were able to install a recessed rollable blind system in the ceiling for the wraparound full-height glazing in the living room and still fulfill all the demands for technical perfection, safety and ease of use. Six rollable blinds had to be installed next to each other to cover the expanse. The colour scheme was likewise perfectly matched with the interior decor. The slightly transparent fabric used in the rollable blind provides a clear view outside during the day and conceals the black glass pane at night. Jointly with the lighting concept, this creates a particularly pleasant atmosphere. Compact venetian blinds are installed in all the bedrooms. High-quality cassette awnings on the south-facing side provide shading on the wraparound roof terraces, while the covered terraces on the ground floor are equipped with wind-stable vertical fabric blinds. These keep the wind out and provide glare protection when the sun is low in the evening sky. Plus, all the shading systems can be conveniently controlled using the Smart Home app on your tablet or mobile phone. Because the external shading units are connected with the weather station, they automatically retract when the wind speed starts to pick up.
