High-Rise Building on a New Level
Project Three Point Towers in Dübendorf
Facts & Figures
Year of construction: 2023
Building owner: Hochbord Immobilien AG & ADT INNOVA Group AG
Region: Zurich
Right next to Stettbach station in Dübendorf, Switzerland’s tallest residential buildings reach for the sky: the Three Point Towers. Soaring up to 113 metres with as many as 38 floors, these three offset towers house over 400 apartments, a variety of commercial spaces, a school, a sports hall, and even a park complete with a pavilion and restaurant. This major development was brought to life in phases, with all three towers going up at the same time—a real test of planning and coordination.
Keeping everything on track was no small feat. With such a large-scale project, success came down to meticulous organisation and timing. Schenker Storen handled the installation of the VR 90 venetian blinds and the VSe ZIP wind-stable vertical fabric blinds. Their work had to be done in stages, once every three to six floors of a tower were complete. Each window needed to be measured with absolute precision so the blinds could be made to fit perfectly. And to give you an idea of the scale: The total area covered by these blinds? A staggering 28,000 m²—more than four times the size of the Federal Palace in Bern!
Precise Planning, Perfectly Replicated
It all started with one carefully thought-out, detailed plan—then rolled out flawlessly across every single window. To avoid mistakes, everything had to be considered and calculated in advance with care and precision. One example? The external handles on the balcony doors. These had to be factored in from the start to ensure they wouldn’t rub against the blind straps. Another key detail was recessing the blinds into the window soffits for a clean look. As for the installation, the mounting solution had already been designed in collaboration with the metalwork contractor and was built into the aluminium support frames.
Keeping Wind Forces in Check – Thanks to Simulation and Zone Control
Once a building reaches a certain height, wind becomes a serious factor. That’s why detailed simulations of updraughts and downdraughts were carried out early in the planning phase. These formed the basis for a smart, zone-specific control system: Wind detectors mounted on the façade monitor conditions across defined zones and, if needed, automatically raise the blinds in the affected areas to protect them.
Tight Logistics in a Tight Space
The blinds were delivered in stages, pre-sorted, and distributed to their designated window positions via the façade lift. Since the lift was shared between several trades, careful scheduling and clearly defined time slots were essential. Flexible project management ensured even last-minute changes could be handled without disruption. Despite the size and complexity of the build, installation was completed on time and with pinpoint precision.
Experience Makes All the Difference
With large-scale projects, it’s not just reliable coordination and smooth installation that matter—experience with similar projects is just as crucial, especially when it comes to cross-trade planning and know-how. This is exactly where Schenker Storen’s strengths came into play on the Three Point Towers project.
The result? A smooth and successful delivery of the project: 7,110 VR 90 composite venetian blinds installed across the high-rise block of flats, and 24 wind-stable vertical fabric blinds VSe ZIP fitted on the pavilion—signed off by both the site management and the client.
