Bespoke Folding Sliding Shutters as a Standout Feature
Project Ensemble No. 52 in Munich
Facts & Figures
Year of construction: 2025
Building owner: Real-Treuhand Immobilien Bayern GmbH
Region: Munich
Ensemble No. 52 is a residential development in Munich’s Maxvorstadt district that charmingly combines the past with the present. The front building, with its bay windows and classical façade, is reminiscent of late 19th-century rental houses. The courtyard façades reflect the district’s strong tradition of craftsmanship and art.
Distinctive steel-framed windows recall the studio windows typical of the area. Decorative metal panels in front of the windows provide privacy while also lending the building a crafted, industrial aesthetic. One of the most striking design features is the set of bespoke aluminium folding sliding shutters in lime green.
Folding Sliding Shutters as a Standout Feature
These specially developed, full-height folding sliding shutters are a key feature of the courtyard façade.A total of 780 shutters, each around 20 centimetres wide, were assembled into 82 elements. The big challenge: To develop a system that met both visual and functional requirements. Thanks to extensive experience in industrial series production, this was achieved with confidence.
Custom-Made, Produced at Scale
The construction was adapted to allow for slender shutters, with up to 12 panels per element. The decorative panels were set into slimmer frames, and both the upper and lower guide tracks were specially designed. With the custom guiding system, each element can now be locked in any position between fully open and fully closed. The perforated pattern allows air and light to pass through while maintaining privacy and providing effective sun protection.
A Colour Scheme that Blends with Its Surroundings
From a selection of more than 4,000 colour shades, a muted lime green (NCS S 2020-G10Y) was chosen for the shutters to reflect the courtyard’s natural character. Together with the surrounding greenery, the colour creates a calming counterpoint to the urban density.
Balancing Function and Aesthetics
This residential project on Türkenstrasse demonstrates how custom façade elements can support a timeless architectural approach that fits naturally into the historical and visual fabric of the suburb. The folding sliding shutters are more than just functional; they form an integral part of the design concept and help define the building’s character.
